Office fit-outs: specify well, move in fast

Offices are the most standardised fit-out type — which is exactly why the differences between grades matter. What you're paying for at each level, when approval is needed, and how the state rules apply.

The build

What an office fit-out contains

Partitions & space plan

Demountable vs plasterboard partitions, glazing fronts, meeting rooms, focus booths. Demountable systems protect your make-good position at lease end.

HVAC & services

Zoned air conditioning, power, data, AV. Base-building HVAC often stops at the perimeter — tenant condensers or VAV extensions need landlord consent.

Acoustics

Meeting room ratings, ceiling absorption, quiet zones. The most complained-about gap in cheap office builds — and cheap to fix at design stage.

Flooring & finishes

Carpet tile vs timber vs polished concrete, wall linings, activated ceilings. Grade-defining and fast to change — decide with lifecycle cost, not just install cost.

Furniture & loose

Workstations, ergonomic seating, collaboration settings — usually exempt from approval and often procured separately from the build.

Compliance

Egress counts per occupant density, accessible WCs and paths (AS 1428), emergency lighting, fire alarm interface — verified at certificate stage.

Questions

Office fit-out FAQs

Why do office fit-out prices vary so much?
Grade decisions compound: a $600/m² refresh and a $2,500/m² flagship use the same floor plate but different everything else — partitions, services, finishes, joinery, AV. Define the grade before tendering, or quotes aren't comparable.
Are demountable partitions worth it?
Usually yes in leased space: faster install, reconfigurable, and at lease end they can be relocated or removed without demolition — protecting your make-good position. Premium upfront (~15–25% over plasterboard) often repaid at exit.
Who pays for HVAC upgrades?
Negotiable — and worth negotiating. Many landlords contribute to base-building improvements (central plant, controls) while tenants fund in-tenancy works. Ask before signing the lease; leverage never gets better than pre-commitment.
How long between lease signing and moving in?
Basic refresh: 4–6 weeks. Mid-grade 500–1,000 m²: 8–12 weeks including design and landlord approvals. Premium projects: 14–20 weeks. The critical path is usually approvals and services lead times, not the on-site works.
What's the most overlooked compliance item?
Occupant density vs egress capacity. Adding desks beyond the certified occupant load without re-checking exits is the classic office compliance failure — caught at certificate stage, when layout changes are most expensive.
