Airport fit-outs: the specialist end of the industry

Airport retail, F&B and lounge projects demand what most shopfitters can't offer: ASIC-cleared crews, airside security compliance, curfew-window logistics and airport authority design approval. Small supply pool, high bar — here's how it works.

Why airports are different

Four barriers that keep general shopfitters out

A tenancy 30 metres from a food court can be a completely different project if it sits past the security screening point.

1. ASIC clearance

Every person working airside needs an Aviation Security Identification Card — background-checked through the airport, issued under the Aviation Transport Security Act. Apply weeks ahead; no card, no access, no exceptions.

2. Airside security zones

Work past the screening point happens inside a security-restricted area: escorted access, controlled tool and material movements, sealed worksite boundaries, strict end-of-shift sweeps. Method statements are audited.

3. Curfew windows

Airside "noisy" works (demolition, core drilling, hoarding shifts) typically run in overnight windows between flight banks. Programmes stretch: a 2-week landside job can take 4–6 weeks airside.

4. Airport authority approval

The airport corporation is effectively your landlord and regulator: design review, security impact assessment, WHS and contractor induction, plus its own fit-out design criteria on top of the Building Code.

The build

What an airport tenancy project contains

Retail & duty free

High-security joinery, integrated EAS/security tagging, bond storage zones, premium lighting — duty free is flagship retail built inside a security cage.

F&B & cafés

Full commercial kitchens airside: exhaust must often route long distances, grease and gas approvals are stricter, and everything gets built in night shifts.

Airlines & lounges

First-class lounges, premium check-in zones, airline club tenancies — hospitality-grade finishes with aviation-grade security and access control.

Services & safety

Fire compartment integrity is critical airside — any penetration is tracked and re-certified. Materials must meet stricter fire and smoke requirements.

Logistics

Materials move through freight gates with escort windows. Deliveries are scheduled around flight banks; there is no "just send the ute round".

Programme

Expect night works, escorts, induction days and hold points. Add 2–6 weeks versus an equivalent landside tenancy — budget the prelims.

Approvals

The airport approval stack

ItemApprovalWho signs off
Contractor & worker accessRequiredAirport security — ASIC or Visitor Identification Card (VIC), escorted
Fit-out designRequiredAirport corporation design review + landlord consent
Building approvalRequiredCertifier — airport sits inside normal state building law
Security methodology & worksite planRequiredAirport security unit — audited during works
Trade waste / kitchen services (F&B)RequiredWater authority + airport engineering
Food business registrationRequiredLocal council/health authority for the airport's jurisdiction
Night works / curfew accessRequiredAirport operations — slotted around flight banks
Crane / major equipment airsideRequiredAirport ops + airside safety officer (height restrictions near flight paths)
Costs

What airport projects cost

Airside premiums are real: security, escorts, night shifts and logistics add 20–40% over an equivalent landside build. Indicative only.

Project typeIndicative rangeWhy
Airport café / kiosk$2,000–3,500/m²Security, night works, compact services runs.
Airport restaurant / F&B$3,500–6,000/m²Full kitchen airside, long exhaust routes, freight logistics.
Duty free / flagship retail$3,000–7,000+/m²High-spec joinery, security integration, premium lighting.
Airline lounge$4,000–8,000+/m²Hospitality-grade finishes, access control, specialist services.

Landside airport-precise tenancies (business parks, hotels) price closer to standard office/retail benchmarks.

By state

Major airports, state by state

Each airport corporation runs its own ASIC and approval system. Contractors specialise per airport — a Sydney Airport specialist still needs fresh induction at Melbourne or Brisbane.

Finding the right contractor

Ask for the three proofs

Any firm can claim airport experience. Before shortlisting, ask for: 1) ASIC-cleared supervisor names and card numbers, 2) two completed airside tenancy references with the airport named, 3) a sample airside method statement. Genuine specialists produce these in a day — pretenders can't.
